The brief:
THSA was commissioned by Pacific Equity Partners (PEP) to assist them with due diligence on the potential acquisition of Village Roadshow, a major Australian theme park and hotel operator.
Our work:
THSA involvement was highly bespoke and included an overview of each theme park within the operator’s portfolio from a visitor perspective to identify the current pros and cons of each park, and to explore future operational and revenue opportunities for improvement through a tourism lens. A detailed financial analysis was conducted of the hotel in one of the parks, to establish its baseline operational and revenue performance against other local and international benchmarks. In addition to this forensic investigation, we also undertook a high-level assessment of the potential market opportunity of two new hotels – one co-located within an existing theme park, and one a part of a wider tourism precinct. The analysis articulated the likely impacts these could have on driving increased theme park attendance and overall hotel revenue for the operator.
Results:
Recommendations to directly improve the visitor experience included addressing the quality and range of food, beverage and retail offerings, increased animation at parks, capital investment in park maintenance, and investment in people and culture to empower and enhance the delivery of exceptional customer service. THSA also identified future opportunities to strengthen hotel operational efficiencies through improved cost-control measures, lowering the cost of customer acquisition, and elevating the guest experiences to drive revenue and GOP performance. Additionally, we modelled the impact that increasing hotel room inventory would have on improving yield from the property.
