Kalis Property, a division of the Kalis Group, was building an international hotel as part of Hobart’s largest CBD mixed-use development. THSA was engaged to assist in finalising the hotel plans and designs and to undertake a market demand study and financial projections for the proposed hotel.
THSA reviewed the initial architectural plans and provided design advice to secure the hotel ‘s value within both the development and the Hobart marketplace. THSA also completed the demand study and financial analysis, and provided further advice to maximise the hotel opportunity. Subsequently THSA was engaged to assist in the selection of an international hotel operator and to advise on the members of the construction consulting team, which ultimately included THSA, given our expertise in this sector.
The 235-room Crowne Plaza Hobart opened successfully and is trading ahead of its competitive set. THSA was active throughout the design and build phase and post-opening, has assumed the role of hotel asset manager and owner’s representative, collaborating with the hotel management team and InterContinental Hotels Group on performance, quality and service delivery to an international standard.
THSA assisted Kalis with numerous elements of the project including supporting valuations, seeking debt funding, assisting with various approvals and acting as the Kalis Group owner’s representative. The outcome is a celebration of the heritage value of the site and is a vision realised for the owners, who sought to connect guests and visitors to the natural environment and cultural values of Tasmania.
